Is the contract legally valid in Spain?
The contract follows the LAU (Law 29/1994) structure and includes standard clauses. We recommend having a lawyer review it before signing.
How much should the deposit be?
The LAU sets 1 month for residential and 2 months for non-residential use. An additional guarantee of up to 2 extra months can also be agreed.
How long does a residential lease last?
It automatically extends to 5 years minimum (individual landlord) or 7 (company). After that it can renew annually for up to 3 more years.
In what format do I download the contract?

Is tourist rental governed by the LAU?
No. It is expressly excluded (LAU art. 5.e) and governed by each autonomous community's tourist accommodation regulations.
