What law governs commercial leases in Spain?
Commercial and business leases in Spain are regulated by Title III of the LAU (Ley 29/1994). The parties have more freedom to negotiate terms than in residential leases.
How much deposit is required for a commercial lease?
The LAU requires 2 months' rent as the mandatory deposit for non-residential leases. Additional guarantees can be freely agreed upon.
